Transformative Renovation of the Building at 280 High to be Renamed The Centennial on High

Iconic 18-story tower to be repositioned as a mixed-use destination featuring new residential and office space

A major renovation of the 18-story tower at 280 High, formerly known as Two Nationwide Plaza. In celebration of Nationwide’s 100-year anniversary, the building will be renamed The Centennial on High. Reaching a centennial is an achievement attained by fewer than one-half of one percent of companies, and the new name reflects Nationwide’s gratitude to Columbus – along with its partners and community members – for their support over the last century.

The Centennial on High renovation will reposition the building as a vibrant mixed-use destination, blending high-end residential living with premium office space. The redevelopment represents a model example of office-to-residential conversion, injecting new energy into a landmark property while responding to growing demand for downtown living.

“Columbus continues to see strong demand for high quality downtown residential in the best locations, and this project allows us to respond in a meaningful way,” said Nationwide Realty Investors President Brian J. Ellis. “By transforming a building that served Nationwide and other office tenants for more than 45 years into a mixed‑use property with new residential options, we’re putting an iconic downtown asset to its highest and best use. While incredibly complex from both an investment and construction standpoint, the renovation will add much‑needed housing, support a more vibrant downtown, and demonstrate how adaptive reuse can strengthen our city’s long‑term economic vitality.”

Residential plans call for 148 upscale residences across 15 floors, including a newly created penthouse level. Each residential floor will feature five balcony-adorned units with expansive city views, creating a distinctive new architectural presence on the Columbus skyline. Residents will enjoy exclusive amenities, including a fitness center, lounge and club room, and a thoughtfully designed courtyard along High Street, positioned 15 feet below plaza level to offer a uniquely private urban retreat.

The project will also preserve and enhance the building’s office component with approximately 75,000 square feet of dedicated office space. Anchor tenants include Carpenter Lipps LLP and the Ohio Farm Bureau, with additional premium space available for lease. The Farm Bureau—an integral part of Nationwide’s origin story—marks a full-circle partnership, reflecting the company’s beginnings 100 years ago as the Farm Bureau Mutual Automobile Insurance Company serving Ohio farmers.

Located in the heart of downtown at the nexus of the Arena District, Short North, and the Gay Street District, The Centennial on High offers unparalleled visibility, attached parking, and access to Columbus’ top entertainment and business hubs. Its central location and seamless connectivity make it one of the city’s most desirable addresses for both residents and professionals.

The commercial spaces are operational today, and the first residences are anticipated to be completed by mid-2027.
