Grandview Yard is growing.

The development is going to get another mixed-use building and already has landed its first tenant.

Nationwide Realty Investors announced Wednesday that it would build a two-story, 32,000-square-foot mixed-use building at 1125 Yard Street, just south of 3rd Avenue. The building will feature 15,000 square feet of ground-floor retail space and upstairs medical and office space.

“The demand for space here is high, with few office and retail sites remaining,” Nationwide Realty Investors President and COO Brian Ellis said in a statement. “This new building will be ideally located on Yard Street amid the growing community of residents and office workers at Grandview Yard.”

Columbus Obstetricians-Gynecologists, Inc. has signed a lease for 10,000 square feet in the second floor of the building, where it will open a full-service practice, the company said. The practice has 10 office locations across Central Ohio, and this location will replace its Mount Carmel West location at 750 Mt. Carmel Mall when it opens in late 2018.

“We were attracted to both the energy and growth at Grandview Yard,” Mark VanMeter, COO of Columbus Obstetricians-Gynecologists, Inc., said in a statement. “We have a strong presence in downtown and on the West Side, and the demographics of Grandview Heights are a perfect fit. ”

He said the company wanted to design and build a new space. “I’ve opened 20 different offices in my tenure, and this move to Grandview Yard has garnered the most excitement.”
Renderings show space for at least two restaurants or bars on the grand floor. Nationwide Realty did not immediately disclose how much it is investing in the project.

The building is slated for a groundbreaking in January with a completion in fall 2018.
The 125-acre Grandview Yard development near downtown and the Arena District will have 1.2 million square feet of office, restaurant, retail and hospitality space when it is complete, as well as 1,500 residential units.
